The Ultimate VA Home Buyer Guide: Buying a Home With Your VA Loan Benefit

If you’re a Veteran, active-duty service member, or eligible surviving spouse, your VA home loan benefit can be one of the most powerful tools available when buying a home.

As a Veteran and South Carolina Realtor®, I understand that the home-buying process can feel overwhelming—especially when you’re trying to figure out VA eligibility, lenders, appraisals, closing costs, and everything else that comes with purchasing a home.

This guide breaks down the VA home-buying process from start to finish.

Why Use a VA Loan?

A VA-backed home loan offers several major advantages for eligible buyers:

0% down payment may be available. The VA itself generally does not require a down payment, although your individual loan circumstances and lender requirements can affect this.

No monthly PMI. Unlike many conventional and FHA loan scenarios, VA loans don't require private mortgage insurance (PMI).

Competitive interest rates. VA loans can offer competitive rates, although your actual rate will depend on your lender, credit profile, market conditions, and other factors.

Limited closing costs. VA rules limit certain fees that can be charged to VA borrowers.

Reusable benefit. A VA home loan isn't necessarily a one-time benefit. Eligible borrowers may be able to use their VA loan benefit multiple times.

Step 1: Determine Your VA Loan Eligibility

The first step is determining whether you qualify for a VA-backed home loan.

Eligibility may extend to:

  • Veterans

  • Active-duty service members

  • Certain National Guard and Reserve members

  • Certain eligible surviving spouses

You'll typically need a Certificate of Eligibility (COE) to show your lender that you qualify for the VA home loan benefit.

Don't have your COE yet? Don't panic. A VA-approved lender can often help obtain it during the pre-approval process.

Step 2: Get Pre-Approved

Before we start seriously shopping for homes, one of the most important steps is getting pre-approved with a lender experienced with VA loans.

Your lender will review things such as your:

  • Income

  • Employment

  • Credit

  • Existing debts

  • VA eligibility

  • Debt-to-income ratio

  • Overall financial situation

Your pre-approval helps us understand approximately what price range you qualify for and what your estimated monthly payment may look like.

Important: You don't have to use the first lender you speak with. VA loan interest rates, fees, and terms can vary between lenders, so comparing options can potentially save you money.

Step 3: Determine Your Comfortable Monthly Payment

Just because you're approved for a certain purchase price doesn't necessarily mean you need to spend that much.

We'll look at your priorities and determine a price range that makes sense for you.

Remember that your monthly housing payment can include more than principal and interest. Depending on your situation, it may also include:

  • Property taxes

  • Homeowners insurance

  • HOA fees

  • Flood insurance, if applicable

  • Other property-related expenses

The goal isn't simply to find a house you can qualify for—it's to find a home that works with your lifestyle and budget.

Step 4: Start the Home Search

Now comes the fun part!

We'll narrow down your search based on factors such as:

  • Location

  • Price range

  • Bedrooms and bathrooms

  • Lot size

  • Commute

  • New construction vs. resale

  • HOA preferences

  • Property condition

  • Your must-haves and dealbreakers

I'll help identify properties that fit your criteria and coordinate private showings.

VA loans can be used for several types of eligible properties, including single-family homes, certain multi-unit properties, VA-approved condos, manufactured homes that meet applicable requirements, and new construction.

The property generally needs to be intended as your primary residence.

Step 5: Make an Offer

Once you've found the right home, we'll put together an offer.

Price is only one part of an offer. Depending on the property and market conditions, we may also discuss:

  • Earnest money

  • Closing date

  • Due diligence and inspections

  • Seller-paid closing costs

  • Seller concessions

  • Repairs

  • Other contract terms

VA buyers can also negotiate for the seller or builder to contribute toward certain closing costs.

The VA distinguishes between ordinary closing-cost credits and seller concessions. Certain seller concessions are limited to 4% of the home's reasonable value, while the VA does not impose the same 4% limit on ordinary closing-cost credits.

Every transaction is different, so we'll structure your offer around the specific property and your financial situation.

Step 6: Home Inspection

A common misconception is that the VA appraisal replaces a home inspection.

It doesn't.

A home inspection is an independent evaluation of the property's condition. An inspector may identify potential concerns involving things like:

  • Roof

  • HVAC

  • Plumbing

  • Electrical systems

  • Foundation

  • Appliances

  • Water intrusion

  • Structural components

The VA strongly recommends having a home inspection.

Depending on your contract and what the inspection reveals, you may have options for addressing concerns before moving forward.

Step 7: The VA Appraisal

Your lender will order an appraisal performed by a VA-approved appraiser.

The appraisal serves two important purposes:

Value: The appraiser provides an opinion of the property's value.

Minimum Property Requirements: The appraiser also evaluates whether the property meets VA Minimum Property Requirements.

The VA appraisal is not a home inspection.

If the home appraises below the contract price, that doesn't automatically mean the transaction is over. Depending on the circumstances, potential options can include requesting a Reconsideration of Value, renegotiating the purchase price, paying the difference, or exercising applicable contractual protections.

Step 8: Understand the VA Funding Fee

Many VA borrowers pay a one-time VA funding fee.

For VA purchase loans with less than 5% down, the current funding fee is generally:

First VA loan use: 2.15%

Subsequent use: 3.3%

Different rates apply when making a down payment of at least 5% or 10%.

However, some borrowers are exempt from the VA funding fee.

For example, Veterans receiving VA compensation for a service-connected disability are generally exempt. Certain surviving spouses and other qualifying borrowers may also be exempt.

If the funding fee applies, it can generally be paid at closing or financed into the VA loan.

Your lender will determine your specific funding-fee requirement.

Step 9: Final Loan Approval

While we're working through inspections and the appraisal, your lender will continue processing and underwriting your mortgage.

During this period, try to avoid making major financial changes without speaking with your lender first.

That can include:

  • Opening new credit cards

  • Financing furniture

  • Buying a vehicle

  • Changing jobs

  • Making large unexplained bank deposits

  • Taking on new debt

Before closing, your lender will provide a Closing Disclosure showing the final terms of your mortgage, estimated monthly payment, closing costs, and other important information.

Step 10: Closing Day 🎉

Once your loan receives final approval and all remaining requirements have been completed, it's time to close.

You'll review and sign your final documents, complete any required closing funds, and finalize the purchase.

Then comes the best part:

Getting the keys to your new home. 🔑🏡

How Much Money Do I Need to Buy With a VA Loan?

This is one of the biggest misconceptions about VA loans.

0% down doesn't necessarily mean $0 out of pocket.

Depending on your transaction, you could still have expenses such as:

  • Earnest money

  • Home inspection

  • VA appraisal

  • Closing costs

  • Prepaid taxes and insurance

  • Other transaction-related expenses

Some of these costs may be negotiated with the seller or builder, depending on the transaction.

That's why it's important to talk with your lender and Realtor® before assuming exactly how much cash you'll need.

VA Loan Myths

“VA loans are only for first-time homebuyers.”

False. The VA home loan benefit isn't limited to first-time buyers.

“You can only use your VA loan once.”

False. VA home loan eligibility can potentially be restored and reused.

“VA buyers always need a down payment.”

Generally, VA itself does not require one, although certain circumstances may result in a down payment being needed.

“The VA appraisal is the same as a home inspection.”

False. They serve different purposes, and the VA strongly recommends obtaining a separate home inspection.

“Sellers won't accept VA loans.”

VA financing is used successfully every day. How an offer is received depends on the individual seller, property, market, price, and terms of the offer.
